The 377-acre nature resort, Holcomb Valley Ranch, has been listed by John Grant of Park Brokerage Inc. for $12,000,000. Surrounded by National Forest land in Big Bear, Calif., the nature retreat has been approved for use as an outdoor hospitality resort with 380 sites, and already includes 37 buildings and structures totaling approximately 14,000 square feet. Recently recognized as one of the top destinations in all of Southern California by Hipcamp, the property currently operates as a campground and leases for film shoots, events and corporate retreats.

Subsequently, the property served as a cattle ranch for several decades under the ownership of William Hitchcock who constructed the cluster of historic buildings as his family’s residence. Hitchcock then sold the property to the Boy Scouts of America in the 1960s at which time the property began incrementally improving as a Scout camp. During the Scouts’ more than 50 years of ownership, the meadow has been leased out for pasture, and horses grazing in the meadow has become a signature of the experience at Holcomb Valley Ranch.
Whether it be the horses, abandoned sawmill or other remnants from the 100-year-old ranch buildings, the nearly 960-square-foot horse barn and approximately 2,500-square-foot ranch buildings are true remnants of the old town of Clapboard during the gold-mining days. A perfect social hub for any event, the nearly 2,800-square-foot covered, outdoor pavilion neighbors the commercial kitchen, general store and swimming pool. Near the “social hub,” are the staff quarters, a staff lodge and camping cabin.
